  • Detail: Camplin Bianco acted for LXB in the acquisition of the existing retail park investment plus additional adjoining land. These combined sites were then redeveloped to provide a brand new 110,000 sf Retail Park (the principal retail units were 100% let on practical completion) and let to tenants including Marks & Spencer Home & Simply Food, Homesense, Halfords, Staples, Pets at Home, Costa and KFC.

 

Newbury Parkway Shopping Mall

  • Detail: Camplin Bianco identifying this site and introduced it to Shearer Property Group for development as a 350,000 sf town centre retail and residential development scheme. The subsequent development, funded by Standard Life, is anchored by a John Lewis Home store, an extension to Marks & Spencer and a relocation for Debenhams. Camplin Bianco acted for the developer throughout on site acquisition negotiations and funding.

 

 

 

Chichester – 84-86 East Street

  • Detail: Camplin Bianco identified the opportunity to add value to our client’s portfolio by acquiring shops adjoining the existing LAMIT retail investment in prime East Street. Camplin Bianco acted as the development manager appointing the professional team to secure planning consent for a redevelopment of the whole behind the Listed Building facade, improving lettabilty and providing for enhanced rental and capital growth. Camplin Bianco also providing strategic investment and letting advice, resulting in the scheme being let to River Island and Swarovski. The fund has since decided to retain the investment.

 

Ashford, Kent – Ashford Retail Park

  • Detail: Camplin Bianco provided development consultancy and strategic investment advice for this LAMIT owned, prime retail warehouse asset. As development manager, Camplin Bianco appointed and managed the professional team which secured a number of alternative planning consents, based on defined tenant requirements, to maximise the investment value whilst retaining the valuable existing Open A1 planning consent. These consents increased floor area, and widened the potential tenant demand. As a result of this achievement, our clients instructed us to dispose of their investment, complete with latent development opportunities. Camplin Bianco achieved a sale to an institution at a price well in excess of asking terms.

   

 

Isle of Sheppey, Kent – Neats Court

  • Detail: Camplin Bianco introduced this site to LXB. We identified and advised on the acquisition of this mixed use, c.20 acre, master plan site and development scheme. LXB obtained a planning consent for a scheme anchored on a 55,000 sq ft foodstore (pre-let to Morrison), in addition to some 40,000 sq ft retail warehousing, food, leisure, and a further 70,000 sq ft of trade and employment uses.Other occupiers include KFC, B&M and Iceland. Neats Court forms part of  a wider regeneration program and mixed use development promoted by The Crown Estate and SEEDA known as the Queenborough and Rushenden Masterplan. The Crown and SEEDA’s proposals will include up to 2,000 new homes, over one million sq ft of employment space, education, health / community uses and a new 180 berth marina.

    

 

Swindon – Canal Walk and Bridge Street

  • Detail:  Camplin Bianco identified the opportunity to improve this holding for LAMIT, which was physically challenged by changes in street level as well as poor configuration and size of units. These issues were compounded by short lease expiries and tenant mix issues. We were instructed to act as development managers and as a result appointed the professional team to procure an investment and development strategy.  This included negotiating a joint venture partnership leading to the grant of a planning consent to add value through a complete redevelopment, creating six prime retail units. Camplin Bianco were also instrumental in the leasing to tenants including HSBC, Vodafone, Costa and others. We were subsequently instructed to dispose of the investment to an institutional investor.

 

           

Witney – Station Lane

  • Value: c£5m
  • Detail: Camplin Bianco provided pre-development consultancy and leasing advice for this 20,000 sf retail warehouse scheme, on which planning consent was granted in 2011. We subsequently arranged the letting to Poundstretcher. Construction of the unit was completed in 2013 with Poundstretcher opening shortly thereafter in May 2013. Camplin Bianco continue to advise the clients who holds this property as an investment.

 

 

Ashford, Kent – Kier-Ashford Retail Park, Romney Marsh Road.

  • Detail: Camplin Bianco is instructed to provide strategic development, investment and leasing advice in respect of this c.8 acre site owned by Kier Property directly opposite the McArthurGlen Ashford Outlet shopping centre and close to Ashford International railway station. Camplin Bianco successfully sold the site for development on behalf of Kier Property.

  • Detail: Camplin Bianco provided development, investment and leasing consultancy to Kier Property for a mixed use regeneration project where the existing buildings on the site include a Grade 2 Victorian engine shed (the longest remaining in the UK) and various other listed buildings. Camplin Bianco successfully sold the site on behalf of Kier Property for a mixed use redevelopment scheme.

We marketed the property resulting in a number of bids being received for the freehold interest. The building was subsequently sold to a local residential developer.
