Butterfield Park Luton

Camplin Bianco have been appointed to advise three landowners who, between them, own this part-developed Business Park on the outskirts of Luton. The landowners, The Crown Estate, Luton Borough Council and Butterfield Land, came together to create a site of approximately 120 acres adjacent to the A505, Luton to Hitchin road which also links the M1 motorway to the A1M.
The park currently comprises a Hilton Hotel, a Basepoint Innovation Centre, an Office Village and further industrial occupiers.
This latest development phase is being undertaken in joint venture with Henry Boot Developments, who are currently constructing an 84,000 square foot speculative industrial/warehouse scheme. For more information, please click the link to the dedicated website.

Porter Property Fund

Camplin Bianco are advisors to the Porter Property Fund and a number of connected companies. We were first approached in 2013 to give advice in respect of a portfolio of commercial property assets. We produced an initial report setting out the main issues and making recommendations to improve the quality of the portfolio. in making those proposals, we took into account the locations and types of property, their ages and conditions, the quality of the tenants and the length of leases unexpired as well as other factors such as recent valuations and any outstanding loans. This comprehensive approach enabled us to give rounded advice upon which the client was able to rely.

Subsequently, Camplin Bianco have been instrumental in arranging disposals, obtaining planning consents, undertaking further development appraisal work and providing property support to the client. Harbottle SIPP

Camplin Bianco were asked to give advice in respect of a property owned by this SIPP. Having inspected the property and undertaken some detailed investigation, we were able to produce a detailed report setting out the various different options for the client and also advising on some obvious shortcomings and some easy remedies. We are continuing to work with this client to extract the best outcome for them.

Estate Executors

Twickenham

Camplin Bianco were asked to provide property input into a large property in Twickenham which had been in the same ownership for many years prior to the death of the last owner. The property comprised a slightly run down residential property comprising 7 flats in two adjoining buildings. Camplin Bianco undertook a detailed inspection and undertook detailed investigation before producing a report for the client setting out various options. as a result of this preliminary report, a more detailed report was developed with the help of further external consultants brought in by us to add detailed knowledge, namely building surveyors to look at the fabric of the buildings and local estate agents able to give input into letting and capital values. As a result, Camplin Bianco were instructed to appoint a sale agent and manage through the sale process to a successful conclusion.

New Mercury Properties Ltd

Camplin Bianco were appointed to advise New Mercury, a small family-owned property company. Following the production of a detailed report on the two properties owned, a decision was made to dispose of one and then use some of the proceeds from that sale to improve and retain the other building. Camplin Bianco undertook the sale and then was responsible for appointing and supervising the professional team brought together to renovate the remaining property. This operation also included the temporary relocation of tenants and lead to subsequent lease rent reviews and renewals at significantly higher rents. We continue to monitor and provide property advice to this client.

Earls Court Exhibition Centre Offices

As a result of personal contacts with one of the firms with offices located in the Exhibition Centre itself, Camplin Bianco has gone on to provide consultancy advice and services to three firms located there. All three needed to move offices to allow for the redevelopment of the Centre and we were able to provide all three with a personal, tailored, service meeting each of their individual and differing requirements in a tight time frame to deliver new offices to budget and on time for each company. Through the success of these relocation projects, we are continuing to work with two of the companies on further projects.
